Framework joined Code Studio to support the creation of new design standards and illustrations for Redmond’s rapidly growing downtown. The project team collaborated with a range of city departments to better understand and resolve six topic areas: building bulk and length mitigation, corner treatment, ground-floor treatment and weather protection, street-adjacent public space design, private amenity space, and diversity of building design.
The Code Studio/Framework team developed a series of form-based regulations that guide appropriate building placement, form, and frontage based on street type. A menu of corner treatments was created to punctate key intersections throughout downtown and the project team also reworked the City’s requirements for private and common amenity spaces. The code updates are expected to be incorporated into a comprehensive zoning overhaul in 2024.
